The Two Chemistries
Epoxy vs polyaspartic: what is the difference?
Both are resin coatings, but they cure differently and perform differently. Most of the floors we install use both: an epoxy or polyaspartic base for build and adhesion, decorative flake broadcast into it, and a polyaspartic clear coat on top for hardness and UV stability.
Epoxy
Epoxy is a two-part thermoset (resin plus hardener) that cures into a thick, hard film with excellent build. A high-solids epoxy base coat bonds tightly to a ground slab and fills minor surface imperfections, which is why we often use it as the foundation layer of a system.
Trade-offs: epoxy cures slowly (a floor is usually ready for vehicles in 3 to 7 days) and pure epoxy will amber, or yellow, under sunlight. That UV sensitivity is why we do not leave epoxy as the final exposed layer near an open garage door.
Polyaspartic
Polyaspartic is an aliphatic polyurea. It cures fast, stays clear and UV-stable so it will not yellow, and is more abrasion and hot-tire resistant than standard epoxy. A polyaspartic system can often be walked on the same day and driven on in about 24 hours.
Trade-offs: polyaspartic has a short pot life, meaning it sets quickly once mixed, so it demands an experienced crew and cannot be rushed by a weekend DIYer. It also costs more per square foot than epoxy, which is why the smartest spend is usually a polyaspartic top coat over an epoxy or polyaspartic base.
Diamond grinding: the step that decides whether a coating lasts
Adhesion is everything. A resin can only grip concrete that has been mechanically opened, so we prepare every floor with diamond grinders (or shot blasting on larger or heavily contaminated slabs) fitted with dust extraction. Grinding strips off old paint, glue, curing compounds, and the smooth top layer of laitance, then leaves a consistent texture the coating can lock into. In the trade this is measured as a Concrete Surface Profile, and a garage floor coating typically calls for a CSP of 2 to 3, roughly the feel of medium sandpaper.
We do not acid-etch. Acid washing is the shortcut behind most failed garage kits: it does not remove old sealers, it leaves an uneven and often too-smooth profile, and it can drive acid into the slab. Once the floor is ground, we repair the details that a coating cannot bridge on its own. Cracks are chased out and filled with a rigid polyurea or epoxy repair compound, spalled and pitted areas are patched, and control joints are honored or filled to spec. Only then is the slab vacuumed clean, edges cut in, and the first coat applied.
Florida humidity and moisture-vapor testing
The number one reason a coating delaminates in Northeast Florida is moisture moving up through the slab. Jacksonville sits on sandy soil over a high water table, and a slab-on-grade garage floor, especially one poured without a working vapor barrier, can wick ground moisture and push water vapor up through the concrete. When that vapor reaches the underside of a coating it builds pressure, blisters the film, and lifts it off the slab. Humidity in the air during install matters too, because a coating flashing off in 90 percent relative humidity behaves very differently than one curing in a dry shop.
That is why we test before we coat. A calcium chloride test (ASTM F1869) measures how much moisture vapor is coming off the slab in pounds per 1,000 square feet over 24 hours, and in-situ relative humidity probes (ASTM F2170) read the moisture deep inside the concrete. If a slab reads high, we do not gamble. We install a moisture-mitigation primer, an epoxy vapor-barrier coat rated to hold back that vapor pressure, before the decorative layers go down. Testing a floor costs a fraction of tearing out a failed one, and it is the difference between a coating that lasts and a callback.
Flake vs metallic finishes
Flake (chip) floors are the workhorse of the garage. Colored vinyl chips are broadcast into the wet base coat, either to full refusal for a dense terrazzo look or partially for a lighter speckle, then locked under a clear polyaspartic top coat. Flake hides minor slab imperfections, adds a slip-resistant texture underfoot, and comes in blends that let you match the house. Metallic floors use reflective metallic pigments suspended in a clear resin and then manipulated with rollers and solvent to create a marbled, three-dimensional, poured-lava effect. The trade-offs are that metallic shows every imperfection in the slab, is smoother (so it needs an anti-slip additive in the top coat for a garage), and costs more. Why our coatings resist hot-tire pickup
Hot-tire pickup is the classic garage-floor failure. A tire heats up on the drive home, and as it cools against the floor it grips a weakly bonded coating harder than that coating grips the concrete, peeling it up in patches. It is not bad luck; it is a bond problem. It happens when a coating is rolled over a smooth, sealed, or greasy slab with no mechanical profile underneath.
We beat it three ways. First, diamond grinding gives the base coat a real mechanical key into the concrete so adhesion far exceeds the pull of a warm tire. Second, we use hot-tire-resistant chemistry, a high-solids epoxy base and a polyaspartic top coat rather than a thin water-based paint. Third, we let each layer cure to spec before the floor sees a vehicle. A rushed coating is a coating that lifts.
